When it comes to urban transformation, Civil Engineer Aycan Fenercioğlu, one of the leading figures in Alanya and other cities in Turkey, said that one of the biggest factors slowing down urban transformation is the unwillingness to give up existing rights.

"One of the main reasons slowing down urban transformation is the refusal to give up the current size of our homes," said Senior Civil Engineer and Contractor Aycan Fenercioğlu. He added, "In areas to be included in urban transformation, work should be done on a block basis with an increase in floor area ratio (FAR). It is necessary to give up some square meters of existing apartments so that contractors can gain commercial benefit from the total area relinquished and continue construction. Because most people do not want their homes to shrink, healthy progress in urban transformation cannot be achieved, and people continue living in old buildings. However, in metropolitan areas, significant advantages are provided through block-based work and increased FAR. It also makes agreements with property owners easier. For this to proceed smoothly, studies on block-based planning should be conducted. This is very important to make buildings earthquake-resistant, safe, and comfortable."

"TRANSFORMATION REINFORCES AND INCREASES VALUE"

Fenercioğlu commented on the importance of urban transformation: "Just as we cannot take our used car to a dealer and exchange it for a new one, or when renewing furniture and appliances, we pay the difference to get new products while ensuring continuity of production, similarly, when renewing an old building, we ensure this by giving up some square meters as a cost; otherwise, sustainability cannot be maintained. Renewing our home by slightly reducing its size might be seen as a loss of space, but we both reinforce the building and significantly increase its value. We must not overlook these facts."
