Foreign Buyers Move Away from Antalya and Alanya: Here Are Their New Destinations

Foreign investors' preferences for real estate in Turkey are shifting. According to TÜİK’s data for January–April 2024, interest in Antalya and Alanya has declined, while new hotspots such as Ankara, İzmir, and especially Sakarya are gaining popularity.

Nationwide housing sales rose by 27.9% in the first four months of 2024 compared to the same period in 2023, reaching 454,145. However, sales to foreigners dropped by 13.5%. The biggest declines were seen in:

Istanbul: Sales fell from 2,460 to 2,314, a 5.9% drop.

Antalya: Down 20.7% from 2,478 to 1,965.

Mersin: Down 29.8% from 662 to 465.

New Favorites: Ankara, İzmir, and Sakarya

While traditional tourist cities lose ground, new destinations emerge:

Ankara: Sales to foreigners rose 12.9% from 170 to 192.

İzmir: Increased by 16% from 106 to 123 units.

Sakarya: Saw a 20.7% jump from 82 to 99 properties.

Sakarya: The New Favorite for Foreign Investors

The shift from Antalya to Sakarya reflects a notable trend toward regional diversification in Turkey’s real estate market. Affordable housing, quality of life, and proximity to major cities make Sakarya an attractive alternative.

Ankara’s political importance, İzmir’s lifestyle appeal, and Sakarya’s transport accessibility are drawing foreign buyers away from traditional markets.
