Foreign property sales plummet in Alanya: Real estate market in decline

According to TÜİK data for July 2025, property sales to foreigners in Alanya fell to 424, while total sales reached 1,516. A declining trend over the last three years is evident.
Across Turkey, residential property sales in July 2025 rose by 12.4% compared to the same month last year, reaching 142,858. Istanbul leads in foreign property sales with 643 units, followed by Antalya with 642 and Mersin with 175.
In Alanya, a total of 1,516 homes were sold in July 2025, of which 424 went to foreign buyers. In comparison, 1,740 homes were sold in July 2022, 1,565 in July 2023, and 1,277 in July 2024, showing a general decline over the past three years.
Although there is an annual decrease, July 2025 shows a 10% increase compared to June 2025. In the first seven months of the year, 9,873 properties were sold in Alanya, with 2,556 sold to foreigners.
Experts cite reasons for the decline in foreign sales as currency fluctuations, high title deed fees, changes in residence permit policies, and excessive property price increases in Alanya. Notably, there has been a significant drop in buyers from Russia and Ukraine.
