Economic crisis and rising construction costs slow down urban transformation

The economic crisis and increasing construction costs have slowed down urban transformation, one of Turkey’s most pressing issues. While contractors and property owners remain reluctant to engage in costly projects, suspended buildings continue to pose serious risks.

According to Emrah Yılmaz, Alanya Representative of the Chamber of Civil Engineers, many risky buildings in Alanya and across the country are still awaiting renewal: “The slowdown in the construction sector has unfortunately also slowed down urban transformation, which should have gained momentum instead.”

Key problems highlighted by Yılmaz:

Construction Costs: Although concrete and labor costs decreased over the past year, raw materials like iron remain expensive.

Sales Costs: High interest rates reduced local housing sales, while residence permit issues affected foreign demand, lowering profitability.

Unfinished Projects: The “Build-to-Sell” (Sat-Yap) model left many buildings demolished but not rebuilt, forcing residents into rented housing.

Yılmaz emphasized: “Urban transformation projects should be carried out by financially strong and experienced contractors. The Yap-Sat (Sell-after-Build) model must replace the Sat-Yap (Pre-Sell-before-Build) model to protect citizens.”
