Major Property Tax Changes Incoming: Challenges Ahead for Alanya

The Ministry of Treasury and Finance and the Ministry of Environment, Urbanization and Climate Change have announced the construction cost per square meter for buildings that will form the basis of property tax in 2026. Real Estate Consultant Ali Özsoy stated, "If this regulation is implemented without adapting to current conditions, it will cause hardship for many people."

The new rates vary depending on the type of residence, with higher prices per square meter for reinforced concrete luxury homes, and tax rates increasing for residences equipped with elevators, air conditioning, or heating systems.

For 2026, the normal construction cost per square meter ranges between 474.7 TRY and 21,776.1 TRY.

Özsoy noted that amid ongoing economic difficulties, this adjustment might be perceived as a price hike, causing distress especially for low-income citizens. He emphasized the need for a reassessment with experts and stakeholders.
